It was a vibrant and memorable day, bringing together families, friends, and local businesses in a celebration that truly reflected the spirit of West Ryde. From community performances and amusement rides to food trucks, an animal farm, pony rides, and a special visit from the Easter Bunny, the event offered something for all ages to enjoy. A highlight for our team was seeing so many children proudly wearing their Scion vests and hard hats. Watching the next generation step into the role of “future builders” was a special moment, one that perfectly captured the sense of connection and community the day was all about. The applicant has lodged the scheme as a State Significant Development with a concurrent rezoning to amend local planning controls. The proposal seeks to increase the maximum height from 15.5 metres to 80.5 metres and raise the floor space ratio more than fivefold. The development would deliver 145 apartments and 29 co-living rooms, along with a small affordable housing component. As a result, the application brings housing supply, built form and urban design into focus. The assessment will consider whether the proposed scale is appropriate for the town centre and how the project responds to nearby heritage items and the broader public domain. Tower Proposal for Anzac Avenue The application covers a 3,149-square-metre site at 96 Anzac Avenue, currently occupied by a vacant two-storey office building and surface car park. The developer proposes a four-storey podium with a slender tower rising between 18 and 22 storeys. The building would reach RL 98.8 metres, or 80.3 metres above ground. In total, the project would deliver 16,878 square metres of gross floor area, equating to an FSR of 5.36:1. The scheme includes 145 apartments comprising 29 one-bedroom, 92 two-bedroom and 24 three-bedroom dwellings. In addition, it provides 29 co-living rooms across Levels 1 to 3. Four apartments, representing 3 per cent of residential gross floor area, would operate as affordable housing. Whitechapel Community Housing would manage those dwellings for 15 years. At ground level, the proposal includes 609 square metres of retail space fronting Victoria Road and Anzac Avenue. Separate residential and co-living lobbies would improve circulation and wayfinding. Below ground, three basement levels would accommodate 195 car spaces, including 17 accessible spaces. The design also provides six motorcycle spaces, 57 bicycle spaces and a heavy rigid vehicle loading bay. Communal open space totals 842 square metres for residents and 97 square metres for co-living occupants. These areas sit across podium and rooftop levels to maximise outlook and solar access. In addition, the landscape plan delivers 1,040 square metres of planting, including 240 square metres of deep soil. Tower setbacks extend up to 23.5 metres to the north, which the applicant argues will reduce visual bulk and moderate impacts on adjoining properties.

Property developer Scion Group would redevelop its own head office site at 96 Anzac Avenue into a $90.8 million tower with 145 apartments, 29 co-living rooms and four ground-floor retail tenancies under a proposal now on exhibition until February 23. The 3149sq m corner block is within the West Ryde town centre, 16km north-west of the Sydney CBD and about 150m from West Ryde Station. An earlier council proposal sought to raise the existing 15.5m height control to 49.5m before being withdrawn. The current 18-to-22 storey scheme rises to 80.3m under a State Significant Development pathway granted in March last year under the Housing Delivery Authority. Concurrent amendments to the Ryde Local Environmental Plan would increase floor space ratio from 1.25:1 to 5.36:1. Scion development manager Georgio Jabbour told The Urban Developer the project would redevelop the group’s existing base at West Ryde.

With presales secured, finance approved with ANZ, and our Construction Certificate complete, momentum on site is strong. All slab-on-ground pours are now finished, with the next pour set to take us completely out of the ground. Basement 1 slabs are being formed, reinforcing the shoring walls and allowing the temporary structural braces to be removed. From here, our focus shifts to the transfer slabs at Ground Floor - marking the beginning of the superstructure above! Hermitage, St Ives: Foundations Taking Shape Hermitage, our first senior living project in partnership with WINIM, continues to advance with great momentum. The shoring wall system is now complete including piling, capping beams, and shotcreting,and detailed excavation is underway. This progress allows our formwork team to begin installing the steel for the pad footings, which form the critical foundations of the building, including the stormwater pump-out pit designed to safely manage future water flow. Next, we move into slab-on-ground preparation, taking us one step closer to coming out of the ground. We’re proud to see such strong progress early in the program and look forward to delivering this milestone project for St Ives!
